Plain terms for a two-bedroom condominium let by one person rather than a company. Read them once. Most of it is what you would assume.
Azenet Homestay is a two-bedroom condominium unit in Tower 3, Trees Residences, Quirino Highway, Quezon City. It sleeps up to four people across two bedrooms with three beds and one bathroom. You have the whole unit; it is never shared with other guests or with us.
The swimming pool, lifts, parking, water, power and internet service are provided and managed by Trees Residences, not by us. See section 11.
Rates are in Philippine pesos, per night, for the whole unit, at the price quoted when you book. The rate on the website is indicative and the quoted price is the one that counts.
| What | When |
|---|---|
| 50% of the accommodation total | To confirm the booking. Dates are held only from this point. |
| Refundable security deposit, a further 50% of the accommodation total | With the reservation deposit, in the same payment. This one comes back to you. |
| The remaining 50% | On or before arrival, at check-in. |
Payment is by GCash or bank transfer. We send you the account details in the booking conversation rather than publishing them here, because a payment number on a public page is one a stranger can quote at you while pretending to be us. If anyone sends you details from anywhere other than our own Messenger thread, stop and check with us first.
Please send the payment reference so we can match it to your booking. We never ask for card numbers and we never store them.
Taking a total of ₱3,800 for the two nights, purely as an illustration:
| To confirm | ₱1,900 reservation deposit and ₱1,900 security deposit, ₱3,800 in one payment |
| At check-in | ₱1,900, the balance of the accommodation |
| After check-out | ₱1,900 returned to you |
| The stay costs | ₱3,800 |
It is held against damage, loss, missing items, or a unit left needing more than an ordinary clean. It is not part of the price of your stay.
Measured against 2:00 PM on your check-in date.
| Situation | What happens |
|---|---|
| You cancel 5 days or more before | Everything you have paid is refunded in full, deposit included. |
| You cancel less than 5 days before | We keep the value of the first night. Everything else, including the whole security deposit, is refunded. |
| You do not arrive and do not tell us | We keep the value of the first night. The rest and the security deposit are refunded. |
| You leave early | Nights already begun are not refunded. Tell us anyway, so we know the unit is empty. |
| We cancel on you | Everything you have paid is refunded in full, and we will help you find somewhere else in the building or nearby. |
If a typhoon, flooding, a government order, a suspension of travel, or a building emergency makes your stay impossible or unsafe, section 5 does not apply. Instead you may move the booking to any available date within six months, or take a full refund of everything paid. Neither of us owes the other anything beyond that.
This is Metro Manila. It is worth reading that paragraph before you need it.
You are responsible for damage or loss caused by you or by anyone you bring, beyond ordinary wear and tear. Where the cost is more than the security deposit we may invoice you for the difference, and we will show you what it was for.
What we collect when you book, why, and how long we keep it is set out in the privacy notice. In short: the least we can manage with, shared with nobody except building security where they require it.
These terms are governed by the laws of the Republic of the Philippines, and any dispute falls to the courts of Quezon City. We would much rather sort it out in the chat.
Message Rey on Facebook. That is the fastest way, before, during and after a stay.
